The US General Services Administration (GSA) is seeking to lease office/ hanger space in an existing or build -to-suit building within the boundaries of the following delineated area: Cedar City Municipal Airport, Cedar City, UT. The lease term shall be for 20 years, 15 years firm. Building or sites on the Historic Register, eligible for the Historic Register, or within a Historic District within the delineated area are encouraged to offer. For build-to-suit construction, said building shall have a minimum 50 foot setback (distance from any exterior face of the building to the curb or other boundary accessible by any motorized vehicle, including parking areas). For existing buildings, the setback described herein must be a minimum 20 feet. The setback(s) may be required to contain landscape barriers, and shall be exclusive of rights of ways or easements. Amenities such as restaurants and other shopping services must be located within a maximum 10 minute drive, one way, of location/building/space. Basement or garden level space will not be considered. Office/hanger space required shall be Class 'A' and yield approximately 11,280 usable square feet. Column spacing may not be less than 20 feet on center. Hanger space must be clear span for small airplanes. Twenty (20) surface parking spaces adjacent to the offered space are required. Direct runway access is required. Office space shall be contiguous, on the first or ground floor. Building shall include weather vestibules at the main entrance. Building must be accessible to the physically challenged and compliant with the Architectural Barriers Act Accessibility Standard. The space, or building/location housing same, may not be located in the 100 year floodplain. GSA reserves the right to reject space/buildings based on perceived security/risk analysis solely determined by GSA. The space and building housing it, shall be accessible for after normal business hour use. The building/space must meet all fire and life safety, and federal seismic requirements. All building services, supplies, maintenance, janitorial, landscape and required tenant improvements (including partitioning) are to be provided as part of the rental consideration. The space shall be accessible by the agency 24 hrs./day - 7 days per week.
