Space Description: The Customs and Border Protection (CBP) is interested in leasing aircraft hangar space and attached support and flight preparation space in the surrounding Washington, D.C. Metropolitan area, including Northern Virginia. Requirements include: 50,524 square feet of maintenance hangar and administrative support/flight preparations space consisting of 25,000 square feet of hangar floor, 18,180 square feet of hangar administrative space, and 7,344 square feet of hangar support / storage space; 40,000 square feet of adjoining hangar apron. The space shall include adjoining parking space for 35 vehicles, including 2 secured parking spaces. Parking must be marked and separate from the public. The hangar for lease must be of permanent construction. The leased premises must be located within the following boundaries: The area in Northern Virginia within the boundaries starting from the intersection of Route 267 and Route 28. Follow Route 28 South to where it intersects with Route 234 South till Route 619 Northwest to intercept John Marshall Highway West to Route 15 North to Route 7 East to Route 267 East to where it intersects Route 28. All services and utilities, including heating, ventilation, air conditioning, janitorial services, landscaping including snow removal, shall be included as part of the rental consideration. Lease Term: The lease term shall be a 10-year firm term lease with two (2) 5-year options; lease shall be cancellable with a 120-day Notice.
