II.1.4) Short description of the contract or purchase(s): Shepway
Distrcit Council invities expressions of interest from suitably qualified
contractors for the provisions of the following services:
1. The works comprising the Contract are breifly described below:
a. All repairs to tenanted properties, landlord responsibilities to
leasehold properties and common areas that are the statutory
responsibility of the landlord (Shepway District Council "SDC");
b. The contractual responsibility of SDC as set out in the tenancy,
leasehold agreements and Tenants Handbook or the legal responsibility by
way of ownership and/or policy including the Right to Repair Legislation.
2. Within this overall definition are the following sub-categories of
work:
a. Routine repairs to tenanted properties and common areas;
b. Emergency and urgent repairs;
c. Out of normal working hours emergencies;
d. Electrical maintenance, including testing and inspecting of communal
fire alarms systems, lighting and door entry systems;
e. The repair and other works to void properties to bring them up to the
SDC void standard within agreed timescales;
f. Disabled adaptations
g. Kitchen and bathroom replacements
h. Large scale works of greater than normal scale which may arise from
time to time up to and not exceeding 75 000 GBP for any one job.
