SUMMARY REQUIREMENT:

The General Services Administration desires to lease approximately 17,027 rentable square feet of office and related space, yielding 14,806 ANSI/BOMA Office area (formerly usable) square feet of existing modern office space, together with 26 secure surface parking spaces for Government vehicles.  Three of the 26 spaces must be covered.  The term is for 10 years, 5 years firm.

The facility must be professional in appearance, well maintained, of modern design, and of sound and substantial construction.  The space shall be located in a professional office or flex/light industrial setting.  The space should be contiguous, preferably on one floor, with the potential for efficient layout.  The tenant agency will require building access, and en-suite utilities and HVAC 24 hours a day, 7 days a week.  The requested space must be fully serviced, and in a building capable of being altered to meet the Government's needs and security requirements as well as the Government's requirements for fire and life safety and handicap accessibility.  Subleases will not be considered.  Space shall not be located in a wetland or base flood plain unless the Government has determined it to be the only practicable alternative.

UNIQUE REQUIREMENTS

A single-tenant building is preferred, but multi-tenant buildings will be considered.  Holding cells will be required; however detainees will not be held overnight.  A vehicle Sally Port adjacent to the space, and capable of fitting a passenger bus, is also required.  Government security requirements mandate a 20-foot setback from the building to the nearest point of vehicle access.

LOCATION / DELINEATED AREA:

The building offered must be located in Midland, TX, in the following delineated area:

North - Hwy 191 to Loop 250 (north side)
South - I-20
West - FM 1788 (Farm-to-Market Rd.)
East - Loop 250 (east side)

Expressions of interest should include the following:

1. Building name and address.
2. Floor plans of space offered.
3. Confirm BOMA method of measurement and building common area factor.
4. Name, address, and telephone number of individual to be contacted.

Owners and Authorized Agents:

Brokers and agents may represent prospective landlords, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership.

Authorized contacts:

In no event shall the offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of the GSA or their authorized broker representative, Jones Lang LaSalle Americas, Inc.
