Note: Development of Lands from Experienced Developers :- 1) Market Building Premises at Pita Kotte - 86 Extent (Perches), 2) Child Care Centre & Health Clinic Premises at Welikada - 56 Extent (Perches), 3) Proposed Mixed Development at Welikada - 70 Extent (Perches).

The Commissioner, Sri Jayawardanapura Kotte Municipal Council (SJKMC) invites Expressions of Interest (EOI) for development of lands from experienced developers.
The EOI is for the development of the following lands owned by the SJKMC.
Location :- 1) Market Building Premises at Pita Kotte - 86 Extent (Perches), 2) Child Care Centre & Health Clinic Premises at Welikada - 56 Extent (Perches), 3) Proposed Mixed Development at Welikada - 70 Extent (Perches).
SJKMC requires multi storied commercial buildings to be built on these lands by the selected developer within the guidelines stipulated by the Urban Development Authority.
Separate EOIs should be submitted for the three lands. The applicants should furnish the following data along with necessary supporting documents for each land separately :- Registered name, Address, telephone Nos, Fax Nos, Email Address, Web Site, List of similar projects completed, Similar projects in hand, Audited Accounts for the last 3 years, Banking facilities available, Details of human resources, Details of other physical resources.
The EOI placed in a sealed envelope should be either sent by registered post addressed to the Commissioner, Sri Jayawardanapura Kotte" Municipal Council, Kotte to reach before 3.00 p.m. on 08.12.2009 or placed in the Tender Box kept in the Commissioner's office. The words EOI - Development of Land at Pita Kotte or EOI Development of Child Care Centre and Health Clinic at Welikada or EOI Proposed Mixed Development at Welikada as appropriate should be written on the top left-hand corner of the envelope.
The EOI will be opened at 3.00 p.m. on 08.12.2009 at the Commissioner's Office. The applicants or their representatives will be permitted to be present at the opening. At the opening, the names of the applicants will be read out. No other information will be disclosed at the opening.
After evaluating the EOI received, the SJKMC will prepare a shortlist of eligible developers. The eligible developers will be provided with a brief and a preliminary sketch design prepared by the Consultant already appointed for the three lands by SJKMC. The eligible developers would be invited to furnish proposals for development of the said lands based oh the brief and the sketch designs.
SJK, C will select the proposal that gives the best social and financial return. The selected Developers is required to work with the above Consultant until completion of construction.
