The U.S. Government is interested in leasing approximately 14,713 rentable square feet (approximately 12,794 ANSI/BOMA Office Area square feet) of contiguous office space. Space on a single floor is preferred. Space on no more than 2 contiguous floors may be considered, provided that if space is offered on more than one floor, at least 85% of the space must be contiguous on one floor. If space is offered above the first floor, the space must be serviced by two (2) elevators. The space must meet requirements for fire and life safety plus handicapped access in accordance with PL-90-480. LEASE TERM:
Ten (10) Years, five (5) years firm term. DELINEATED AREA: Queens, NY as described by the area below: Northern Boundary: Northern Boulevard;
Eastern Boundary: Grand Central Parkway;
Southern Boundary: Metropolitan Avenue; and
Western Boundary: 48th Street and Grand Avenue. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN November 27, 2009 AND SHOULD INCLUDE THE FOLLOWING INFORMATION:
1) Building name and address, and location of space in the building.
2) Legal description
3) One-eighth inch scale drawing of space offered.
4) ANSI/BOMA defined Office Area Square Feet
5) Rentable Square Feet Offered and Rental Rate per Square Foot. (Specifying services, utilities, electricity, and tenant improvement allowance included)
6) Percentage of Common Area Factor used to Determine the Rentable Square Feet
7) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner. AUTHORIZED CONTACTS:
