II.1.5) Short description of the contract or purchase(s): The Bristol
Theatre Royal Complex Redevelopment encompasses four separate Work
Packages of which the first has been let previously and is substantially
complete. The remaining three Packages are split in order to align with
expected project funding realisation. This is in order to protect all
parties against any risks associated with funding set backs.

II.2) QUANTITY OR SCOPE OF THE CONTRACT
II.2.1) Total quantity or scope: A summary of the key scope items is as
follows:
— Refurbishment and reconfiguration of the Theatre Royal,
— Re-invention of the Paintshop as a flexible mixed use space,
— A new Education Centre,
— Construction of a new Professional Development Centre for the performing
arts,
— Renewal of Mechanical and Electrical installations throughout,
— Creation of a temporary Theatre Heritage Centre (new build in later WP).
The works are to be carried out in distinct Work Packages of which the
above relates to WP2 and WP3. The final Work Package; WP4 includes for the
Front of House, the Front Entrance and Studio and Function area. The split
between Work Packages is in order to complete and deliver specific areas
of the building, to align with the project funding profile, rather than
delay the whole of the works until all funding is secured. This maximises
the client’s ability to keep the venue functioning throughout the works
and ensures that money is targeted at delivering the objectives of the
project. In particular priority is given to creating the facilities which
enable the creation, presentation and engagement of theatre making, the
core business of Bristol Old Vic.

auditorium and stage works plus improvements to disabled access and
Mechanical and Electrical renewals, plus workshop, paintshop and dressing
room works.

Sucessful tenderers will be required to have experience of working on
Design and Build elements within construction contracts Upon framework
appointment, tenderers will be sought to contribute to the early stages of
design for the tender packages through a 2 stage tender approach.
Previous experience of listed buildings and theatre buildings is
desirable.
A proactivity towards sustainability in construction wastage and recycling
of demolition material is sought.
Experience of working within occupied buildings is desirable.

Further Procurement information is detailed below:
From receipt of the completed Pre Qualification Questionnaires, successful
contractors (likely to be six) will be invited to tender for the
framework. The three highest scoring tenders will then form the framework
of contractors and the highest scoring of which will be selected for
second stage tendering for Work Packages 2 and 3. Work Package 4 will be
subject to tendering within the framework at a later date.
It is currently expected the contract will be conducted on a Traditional
Lump Sum basis.
Additional information - The whole complex is Grade I listed.
