REQUIREMENT:
The United States Government seeks to lease approximately 6,750 Rentable Square Feet of office and related space, yielding a minimum of 5,870 Usable Square Feet to a maximum of 6,164 Usable Square Feet in Houma, LA, along with 36 parking spaces for Government vehicles (including 4 secure spaces and 5 designated visitor spaces).  Subleases are not acceptable.  Build-to-suit options will be considered only if suitable existing space is unavailable.  For existing buildings, the lease term will be 10 years, 5 years firm.  For build-to-suits, the firm term may be increased up to 10 years.

The facility must be professional in appearance, well maintained, of modern design, and of sound and substantial construction.  The space shall be located in a professional office setting, and shall not be located within a 100-year floodplain or wetland unless the Government has determined it to be the only practicable alternative.  The requested space must be fully serviced, and in a building capable of being altered to meet the Government's needs and security requirements as well as the Government's requirements for fire/life safety and handicap accessibility.  The space must be contiguous, preferably on one floor.

Expressions of interest should include the following:
-Building name and address.
-One-eighth scale drawing of space offered.
-Confirm BOMA method of measurement, usable yield for available space by floor, and building common area factor.
-For land sites, a site plan clearly outlining the offered parcel and a map showing its location.
-Name, address, and telephone number of individual to be contacted.

Owners and Authorized Agents:
Brokers and agents may represent prospective landlords, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership.

Authorized contacts:
In no event shall the offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of the GSA.
