REQUIREMENT:
The United States Government seeks to lease approximately 6,750 Rentable Square Feet of office and related space, yielding a minimum of 5,870 Usable Square Feet to a maximum of 6,164 Usable Square Feet in Houma, LA, along with 36 parking spaces for Government vehicles (including 4 secure spaces and 5 designated visitor spaces).  Subleases are not acceptable.  Build-to-suit options will be considered only if suitable existing space is unavailable.  For existing buildings, the lease term will be 10 years, 5 years firm.  For build-to-suits, the firm term may be increased up to 10 years.

The facility must be professional in appearance, well maintained, of modern design, and of sound and substantial construction.  The space shall be located in a professional office setting, and shall not be located within a 100-year floodplain or wetland unless the Government has determined it to be the only practicable alternative.  The requested space must be fully serviced, and in a building capable of being altered to meet the Government's needs and security requirements as well as the Government's requirements for fire/life safety and handicap accessibility.  The space must be contiguous, preferably on one floor.

REQUIREMENT
The United States Government seeks to lease approximately 10,695 Rentable Square Feet of office and related space, yielding a minimum of  9,300 ANSI/BOMA Office Area Usable Square Feet to a maximum of 9,765 ANSI/BOMA Office Area Usable Square Feet in Houma, LA, along with 51 parking spaces for Government vehicles (including 7 secure spaces and 4 designated visitor spaces).  Subleases are not acceptable.  The lease term will be 10 years, 5 years firm.  Occupancy is required no later than November 2011.

The facility must be professional in appearance, well maintained, of modern design, and of sound and substantial construction.  The space shall be located in a professional office setting with a façade of stone, marble, brick or other permanent materials acceptable to the Contracting Officer, and shall not be located within a 100-year floodplain or wetland unless the Government has determined it to be the only practicable alternative.  The requested space must be fully serviced, and in a building capable of being altered to meet the Government's needs and security requirements as well as the Government's requirements for fire/life safety and handicap accessibility.  The space must be on one floor, in one contiguous block.
