SUMMARY REQUIREMENT: The General Services Administration (GSA) desires to lease approximately 9,151 rentable square feet (RSF) of office and related space, yielding 7,958 ANSI/BOMA Office area (formerly usable) square feet (USF) of existing modern office space. A minimum of 16 reserved parking spaces, with potential to add 2 more spaces over the lease term, are required. Parking should be contiguous to the offered building. BUILDING REQUIREMENT: The facility must be professional in appearance, well maintained, of modern design, and of sound and substantial construction. The space shall be located in a professional office setting, and shall not be located within a base floodplain or wetland unless the Government has determined it to be the only practicable alternative. The space cannot be located within 1,000 feet of a residential area, school, daycare center, or park. The requested space must be fully serviced, and in a building capable of being altered to meet the Government's needs and security requirements as well as the Government's requirements for fire and life safety and handicap accessibility. The space must be contiguous and on as few adjoining floors as practicable. Preference will be given to space located on the second floor or higher. First floor space may be considered, depending on its ability to meet agency security requirements. LOCATION / DELINEATED AREA: The building offered must be located within the city limits of Gallup, NM. LEASE TERM: The term is for fifteen (15) years, ten (10) years firm. Expressions of interest should include the following: -Building name and address. -One-eighth scale drawing of space offered. -Confirm BOMA method of measurement, usable yield for available space by floor, and building common area factor. -Name, address, and telephone number of individual to be contacted. Owners and Authorized Agents: Brokers and agents may represent prospective landlords, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership.
