United States Government Seeks Sources for Lease of Office and Related Space in Northern Virginia. The General Services Administration (GSA) is seeking offers under a long-term lease arrangement in Northern Virginia. This will be a lease for a Federal Law Enforcement Agency which must have a minimum 50 foot setback from all public areas for existing facilities or a minimum 100 foot setback from all public areas for proposed build to suits. The offered building shall be located within the following delineated area: Delineated Area: The area boundary begins at the intersection of Virginia Route 606 (Old Ox Rd) and Route 28 (Sully Rd), and proceeds east along Route 606 to the intersection with Route 602 (Reston Pkwy). It then turns south along Route 602 (Reston Pkwy / Lawyers Rd), merges into Route 608 (West Ox Rd), merges into Route 7100 (Fairfax County Pkwy), to intersect with Route 620 (New Braddock Road). It then continues west along Route 620 to Route 28 (Sully Rd), turning north and running to U.S. Route 29 (Lee Hwy), then west along U.S. Route 29 to the intersection with Pleasant Valley Road. It then turns north, along Pleasant Valley Road, and continues to the intersection with U.S. Route 50 (Lee Jackson Hwy). Then, it turns east, along U.S. Route 50 and continues to Virginia Route 28 (Sully Rd), where it turns north, and continues back to the point of beginning. The following site characteristics and building characteristics are among the minimum requirements: PREMISES: Approximately 175,000 rentable square feet with an ability to meet all minimum security requirements. LEASE TERM: The proposed rental term shall be for ten (10) years, firm. OCCUPANCY: No later than January 12, 2012. PARKING: Reserved parking for thirty (13) official Government vehicles, plus code-required parking spaces. Owners, brokers or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. Expressions of interest must include the following information: 1. Rental rate quotation per rentable square foot for a full service, ten year firm term, with a Tenant Improvement Allowance of $42.08 per usable square foot; 2. A site plan, showing the project location and required setback; 3. Building name, address, age and ownership; 4. Location of space in the building; 5. ANSI/BOMA Office Area (ABOA)/usable square feet (USF); 6. Name, address, telephone number, and email address of authorized contact; 7. Scaled floor plans identifying offered space; 8. Date of space availability; The successful Offeror will lease a building consisting of approximately 175,000 rentable square feet of office and related space. The Government reserves the right to make an award after initial offers are submitted.
