REQUIREMENT: The USDA, Natural Resources Conservation Service will be accepting proposals for space from parties interested in leasing approximately 850 to 960 useable sq. ft. of contiguous office and related space in New Bern, North Carolina within the following delineated area: DELINEATED AREA: NORTH: From the intersection of Dry Monia Road and NC Highway 55 on a line East to where it meets the Neuse River EAST: On a line from the Neuse river South until it meets the Trent River, including the entire City Limits of New Bern. SOUTH: On a line along the Trent River to the intersection of US Highway 17S and Tuscarora Rhems Road. WEST: The intersection of US Highway 17S and Tuscarora Rhems Road and Dry Monia Road to its intersection with NC Highway 55W REQUIRED: Four (4) parking spaces are required. On-site parking shall be in accordance with the local ordinance. Access to utility sink(s) for analysis of soil samples. Street-level, contiguous space is preferred. All potential sites must be protected throughout by an automatic sprinkler system. Columns must be at no less than 20 feet on center each way from any interior wall and be no more than 2 feet square. The site must be located outside the 100-year flood plain. All utilities, janitor service, lawn care, maintenance services, tenant alterations & off-street parking are to be provided as part of the rental consideration. In addition, the space must meet the requirements of the Architectural Barriers Act Accessibility Standard. The Government does not accept sub-leases. LEASE TERM: Term is for 1.5 years, with the Government having cancellation privileges after 120 days notice. OWNERS/AGENTS: Under this solicitation the vendor providing the best value to the Government will be awarded this lease. To submit an offer, please address Section 2.1 and Section 2.2 of the SFO and follow instructions under Sections 3.4, 3.5 and 3.6 of the SFO. Include the solicitation number on your envelop. Please submit one (1) original hard copy of the solicitation, drawings and attachments. NO SPIRALS OR BINDERS PLEASE. STAPLES, PAPER CLIPS AND OTHER FASTENERS ARE ACCEPTABLE. Evaluation Criteria Section 2.2 of the SFO; Please address each evaluation criteria found under this section. Since our evaluation panel has not been selected, do not assume this panel will be from the advertised location. Offeror Representations and Certifications: If your Reps and Certs are posted on the website, ORCA, a hard copy is not required at the time of submission. If you do not have updated information under ORCA, please send only 1 copy of your Representations and Certifications. If requested information is not received, the offer may be considered non-responsive and may not be considered. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building�s ownership. No questions will be accepted or further details given by telephone. No questions will be considered after 11/13/2009.
