The Federal Government is seeking to lease approximately 25,000 usable square feet of garage and warehouse space in Philadelphia, Pennsylvania for a lease term of 15 years (10 years firm term). Offered properties shall be located within the area bounded by Girard Avenue and Frankford Avenue to the North, the Delaware River to the East, Washington Avenue to the South, and 9th Street to the West. This space will house a law enforcement agency's "Technical Operations Garage" and "Bulk Evidence Storage". Buildings should have three drive-in bays, necessary for vehicle work areas, and be accessible to tractor trailers. Inside ceiling height should allow for a 20 foot clear height from the floor slab to the bottom of the roof trusses. This space requirement will demand extensive security systems. Security systems will be designed by the Government but will ultimately be provided and installed by the Lessor. THIS IS NOT A REQUEST FOR COMPETITIVE PROPOSALS. The Government will not pay for any costs incurred as a result of this advertisement. Submissions by other than the owner or manager of a property must be accompanied by a letter from the owner granting permission to make a general offering of the space. Expressions of Interest shall be submitted by Friday, November 20, 2009 and include the following: 1. Building Name and Address, 2. Available Square Footage and Rental Rate per Square Foot, 3. Site Plan Showing Location of the Building and the Setback on All Sides, 4. List of Other Tenants in the Building (if applicable), and 5. General Information About the Building's Construction and Layout
