U.S. DEPARTMENT OF VETERANS AFFAIRS (VA)SEEKS EXPRESSIONS OF INTEREST FOR OFFICE SPACE VA Health Administration Center currently occupies approximately 140,000 ANSI/BOMA rentable square feet of office space in Denver, CO with approximately 5 years of remaining term. VA needs an additional approximately 20,000 usable square feet and requires a minimum of 70 parking spaces. Lease term is 5-years firm. Immediate occupancy is desired. Space must be within the following delineated area: North- bounded by E. 1st Street and by E. 1st Street extended as an imaginary straight line from its intersection with Kearney Street east to S. Monaco Street East- bounded by S. Monaco Street South- bounded by E. Mississippi Avenue and by E. Mississippi Avenue extended east as an imaginary straight line from its intersection with Cherry Creek South Drive to its intersection with South Kearney Street West- bounded by S. University Boulevard In addition to the rental costs, the Government will also factor in costs of moving to a new location including, but not limited to, physical move, tenant improvements, above standard/specialized alternations/equipment, furniture relocation, telecommunications, and other related costs. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal, GSA, State, and Local codes and regulations including, but not limited to fire and life safety, accessibility, OSHA, and seismic protection. Expressions of interest must be submitted in writing and should include: building name, address and age; total square footage available (ANSI/BOMA) office rentable and usable square footage; date of space availability to commence tenant improvements; rental rate per ANSI/BOMA office rentable square foot (indicate core factor); CAD as built floor plans identifying the space offered; parking ratio; loading dock specifications; proximity to public transportation; and information on building ownership. (Note: The Government is limited by law (41 C.F.R. 102-73.55) to pay no more than the appraised fair rental value for space. Usable square feet do not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code). All interested parties should respond to this announcement no later than November 10, 2009, 4:00 PM EST.
