U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 13,423 RSF (11,672 ANSI/BOMA OFFICE AREA SQUARE FEET) OF OFFICE SPACE IN THE NORHTEAST ATLANTA AREA AS HEREINAFTER DESCRIBED.  Existing buildings and new construction will be considered. Space must be located within the delineated area below:

At the Southwest corner of intersection of Powers Ferry Road SE and Windy Hill Road SE

Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image.  All offered buildings must have a loading dock with tenant access.  First floor space with separate entrance is preferred but not required.  A minimum of 1,400 - 1,800 ABOASF shall be located in close proximity to and on the same floor as the building loading dock to be used for storage of delivered materials.  The remainder of the space can be located on another floor but must be contiguous on the floor offered.  If space is offered on multiple floors, space must be serviced by a minimum of two (2) elevators.   

 

On-site parking must meet/or exceed local code.  At least twelve (12) fenced and secured parking spaces must be available on-site for storage of government vehicles.  Building must be accessible by public transportation.

 

Space must meet the Federal Government's standards for fire and life safety and be capable of being fully handicapped accessible.  Building must be capable of meeting the Government's security and 'green lease' requirements.  All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration.  The lease term will be ten (10) years, five (5) years firm.  Brokers or agents may represent property owner, but written authorization from the owner is required.  Subleases are not acceptable. Space should not be located within the 100-year flood plain


To submit a location for inspection, please forward information by 5:00 PM EDT, November 6, 2009.  Expressions of interest should include building name and address, location of space in the building, rentable square feet offered, and the Project Number - 6GA0184.

In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Studley, Inc.
