Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. All space must be contiguous on one floor with first floor space preferred but not required.  Due to a high volume of customer traffic, a separate entrance into proposed space is also preferred but not required.  In the event offered space is located above the ground floor of the building, space must be serviced by a minimum of two (2) elevators.   

 

On-site parking must meet/or exceed local code.  Six (6) additional secure, reserved parking spaces must be available on-site for Government vehicles.  The location should be accessible by public transportation. 

 

Space must meet the Federal Government's standards for fire and life safety and be capable of being fully handicapped accessible.  Building must be capable of meeting the Government's security requirements.  All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration.  The lease term will be ten (10) years, five (5) years firm.  Brokers or agents may represent property owner, but written authorization from the owner is required.  Subleases are not acceptable. Space should not be located within the 100-year flood plain


To submit a location for inspection, please forward information by 5:00 PM EDT, November 6, 2009.  Expressions of interest should include building name and address, location of space in the building, rentable square feet offered, and the Project Number - 9SC2044.

In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Studley, Inc.

U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 16,861 RSF (14,662 ANSI/BOMA OFFICE AREA SQUARE FEET) OF OFFICE SPACE IN THE GREENVILLE AREA AS HEREINAFTER DESCRIBED.  Only existing buildings and/or buildings currently under construction (speculative construction) will be considered.  Built to suit construction will not be considered.  Space must be located within the delineated area below:

Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. All space must be contiguous on one floor with first floor space preferred but not required.  Due to a high volume of customer traffic, a separate entrance into proposed space is also preferred but not required.  In the event offered space is located above the ground floor of the building, space must be serviced by a minimum of two (2) elevators.   


 


On-site parking must meet/or exceed local code.  Six (6) additional secure, reserved parking spaces must be available on-site for Government vehicles.  The location should be accessible by public transportation. 


 


Space must meet the Federal Government's standards for fire and life safety and be capable of being fully handicapped accessible.  Building must be capable of meeting the Government's security requirements.  All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration.  The lease term will be ten (10) years, five (5) years firm.  Brokers or agents may represent property owner, but written authorization from the owner is required.  Subleases are not acceptable. Space should not be located within the 100-year flood plain



To submit a location for inspection, please forward information by 5:00 PM EDT, November 6, 2009.  Expressions of interest should include building name and address, location of space in the building, rentable square feet offered, and the Project Number - 9SC2044.

In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Studley, Inc.

If none are available, non-historic properties will be considered in the CBA. All others within the expanded delineated area described above will be considered if adequate competition is not found in the CBA.  All space must be contiguous within the building and shall be located on no more than two (2) contiguous floors with first floor space preferred but not required.  If multiple floors are offered, at least 4,229 ANSI/BOMA Office Area square feet must be located on one floor and a minimum of two (2) elevators are required to service the space with at least one (1) being oversized to accommodate moving and pallet deliveries.  Due to a high volume of customer traffic, a separate entrance into proposed space is also preferred but not required.

Notice of Intent to Solicit Using Other Than Full and Open Competition


Description


 


The U.S. Government currently leases 9,108 ANSI/BOMA Office Area square feet of office space located at 440 Roper Mountain Road, Greenville, SC 29615, under a lease scheduled to expire July 20, 2011. The Government intends to negotiate a five (5) year, three (3) year firm lease at this location at the same square footage based on economic advantage, agency mission, and other factors. The Government will only consider alternative space if economically advantageous. The Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration.
