Comprehensive Repairs Service comprising Day to Day Reactive and Out of
Hours Emergency Repairs and Maintenance.

specified by the contracting authorities.

II.1.4) Short description of the contract or purchase(s): LHA-Asra Group
(on behalf of their operating subsidiaries Leicester Housing Association
and Family First Housing Association) are seeking to appoint Contractors
to provide comprehensive maintenance services to its own general needs,
sheltered and supported dwellings, and to other dwellings managed and/or
maintained on behalf of its subsidiaries and other agencies including
leaseholders. The Contract will be let in two distinct management area
lots (Leicester South and Leicester North).
The contracts will be initially let on an “all-inclusive” basis
incorporating the National Housing Federation Schedule of Rates suite of
documentation and is likely to involve work under all building trades, but
excluding gas appliance servicing, repairs and installations, with the
intention to move to an innovative form of partnering arrangement by
31.3.2010. Separate contracts will not be awarded for the individual
trades encompassed within this contract. The envisaged scope of the works
to be included under this contract comprise Day to Day Reactive Repairs
including Daytime and Out of Hours Emergency Works and other associated
works.
The Contractors will be required to provide a customer focused service and
show a commitment to providing effective services that provide value for
money to both LHA-Asra and its customers. The Contractors may be required
to provide direct IT links, real time reporting and dedicated appointment
slots diary software.
