U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 36,800 RSF (32,000 ANSI/BOMA OFFICE AREA SQUARE FEET) OF OFFICE AND HANGAR SPACE IN THE MELBOURNE, FLORIDA AREA AS HEREINAFTER DESCRIBED.  Existing buildings and new construction will be considered. Space must be located within the delineated area below:

 

North: Highway 40 in Ormond Beach

South: Highway 798 in Boca Raton

East: I-75

West: Highway A1A

 

 

 

Space shall be located in a warehouse or hangar park within an airport that provides aircraft access to a minimum 4000' runway.  All offered sites should be attractively landscaped and contain one or more modern buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image.  The Agency requires 2,000 ANSI/BOMA Office Area SF of office and associated storage space and 30,000 ANSI/BOMA Office Area SF of hangar space.  Minimum door height for offered space is 35'; minimum door width is 95'; and minimum hangar depth is 80' to allow for the storage of helicopters and fixed wing aircraft.  Additional outside tie-down space is preferred but not required.  Jet A-1 fuel must be available at the proposed airport. 

 

On-site parking must meet/or exceed local code.  At least six (6) reserved car parking spaces must be available adjacent to the suite.  All offered space must be contiguous within the building.

 

Space must meet the Federal Government's standards for fire and life safety and be capable of being fully handicapped accessible.  Building must be capable of meeting the Government's security requirements.  All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration.  The lease term will be ten (10) years, five (5) years firm.  Brokers or agents may represent property owner, but written authorization from the owner is required.  Subleases are not acceptable. Space should not be located within the 100-year flood plain


To submit a location for inspection, please forward information by 5:00 PM EDT, October 9, 2009.  Expressions of interest should include building name and address, location of space in the building, rentable square feet offered, a site plan of the airport, and site plan or floorplan for the offered building and the Project Number - 9FL2279.

In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Studley, Inc.
