II.1.4) Short description of the contract or purchase(s): All requested
support to the Council’s Officers necessary to meet their objectives in
the Disposal and Acquisition of Land and Buildings.
The council currently owns some 400 commercial properties and some 220
operational properties together with some 20,000 domestic properties.It
expects to make an average of some 80 - 90 acquisitions and disposals per
annum ranging in size from a single property worth some 30 000 GBP through
a typical transaction of property worth between 100 000 GBP and 1 000 000
GBP; and high value transactions once or twice a year, of over 10 000 000
GBP in value.
As well as acting for and advising the Council Officers on day to day
disposals and acquisitions, the contractor will be required to:
1) Provide strategic property advice to the Council and its partners on
land and property interests, in areas or locations indicated by the
Council as possible development / regeneration opportunities.
2) Provide advice and undertake action on the Councils behalf in matters
of:
a) Removal / modifications of covenants,
b) Valuations of property either inside or outside the council’s
ownership/control,
c) Leasehold enfranchisements,
d) General property services to the council on matters not covered within
other parts of the Specification.
