U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 22,415 RSF (19,491 ANSI/BOMA OFFICE AREA SQUARE FEET) OF OFFICE SPACE IN THE TALLAHASSEE AREA AS HEREINAFTER DESCRIBED. Existing buildings and new construction will be considered. Space must be located within the delineated area below: North: I-10 South: Capital Cir SE East: Capital Cir NE (Hwy 319/Hwy 261) West: Capital Cir SW (Hwy 263) Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. A new construction site will require a 20-foot setback from the building to the curb or other boundary. On-site parking must meet/or exceed local code. At least 31 parking spaces must be commercially available on-site for employees. The location should be accessible by public transportation. All offered space must be contiguous within the building but space on a single floor is preferred. Space can be located in a multi-tenant building. Space must meet the Federal Government's standards for fire and life safety and be capable of being fully handicapped accessible. Building must be capable of meeting the Government's security requirements. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The lease term will be fifteen (15) years, ten (ten) years firm. Brokers or agents may represent property owner, but written authorization from the owner is required. Subleases are not acceptable. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Studley, Inc.
