II.1.3) The notice involves: A public contract.
II.1.5) Short description of the contract or purchase(s): The contract is
for the provision of property management services on the British Waterway
Board's ('BWB') commercial investment and development portfolios. The
portfolio is spread through the UK (excluding Northern Ireland), produces
circa 20 000 000 GBP per annum in rent and has a capital value of circa
345 000 000 GBP (as at December 2005).
It is currently anticipated that the (non exclusive) services will
include:
(i) Budgeting and forecasting for rental and service charge and insurance
income together with planned and reactive capital expenditure.
(ii) Developing strategies for assets in conjunction with BWB and
assisting BWB with the implementation of its chosen strategy.
(iii) Client reporting. Financial and progress reporting in agreed formats
and timescales together with a meeting plan including the regular
reporting against agreed key performance indicators.
(iv) Rent and service charge collection and administration.
(v) Rent reviews, lease renewals, re-gears, surrenders and renewals and
other value enhancing activities.
(vi) Sales, lettings, sub lettings and acquisitions.
(vii) Property management and landlord and tenant including dealing with
any applications and enquiries from tenants; dilapidations and building
surveying work.
(viii) Contract management and statutory compliance (gas, electrical,
security, lifts, mechanical and electrical issues).
(ix) Inspecting and managing vacant land and buildings, including rating
advice where appropriate.
(x) Electronic and paper based property management using industry standard
systems and processes. The systems employed to be compatible with SAP.
