Requirement:
United States Government is seeking to lease office and related space consisting of approximately 5,184 rentable square feet of space. The rentable space shall yield a minimum of 4,508 ANSI/BOMA Office Area (previously Usable) square feet for use by tenant for personnel, furnishings, and equipment within the Central Business District of Ponce, Puerto Rico, and as further delineated below. The building offered must be in a Class A, modern, state-of-the-art professional office building, fully operational mechanical and electrical installations, and capable of meeting the minimum Federal Fire Safety and Handicap requirements. The proposed property should be located in a professional office type environment with compatible security available surrounding the property offered by other compatible properties in this rental market. The Government reserves the right to determine acceptability of the offered property as to the building's structural integrity; the highest safety, energy efficient installations; aesthetic appearance, the security installations, the security of its surrounding areas, accessibility of the property to major highways and roads, the availability of public transportation, and its location within a known central business district of Ponce area.

Unique Requirements
• All space shall be contiguous without being split by a public corridor (Exception: General Storage Areas).
• Space should be located on the ground level. In a multi-tenant building, there must be separate public and secure entrances to the space. The Government reserves the right to suitability of other tenants and may reject a building if tenant would compromise Government's mission.
• Inside secured parking for a minimum of 25 official Government vehicles is required. Available parking for staff must be within one (1) block of the office space.
• The Government will not occupy space within a flood plain. Please submit proof/certification that property is not located within a flood plain.

Location:
Offered properties must be located within the delineated area as follows:

• North - Starting at Intersection of State Highway #52 and State Road #10 and Intersection of State Road #10 and State Road #14 continuing along to State Road #123
• South - Starting at Intersection of State Road #2 and State Highway #52 continuing along Intersection of State Road #52 and State Road #585, continuing along Padre Noel Avenue and Comercio Playa Street up to up to State Road #12.
• East - Starting at Intersection of State Road #10 and State Highway #52 and continuing along State Road #12.
• West - Starting at State Road #123 and continuing along State Highway #52.

Occupancy Date: Space must be ready for occupancy and delivered to the Government no later than October 1, 2009 or for new construction from either a lease award date and/or receipt by the Lessor of the final approved design intent plans.

Lease Term: The lease term will be for ten (10) years, five (5) years firm. The Government has termination rights of the lease at anytime after the fifth (5th) year on 60 days prior written notice to the Lessor.
Expressions of interest should include the following:
1. Building name and address
2. Rentable square feet or ANSI/BOMA Office Area (previously useable) square feet annual basic rental rate per square foot
3. Method of measurement used to determine rentable square feet
4. Common Area Factor(s) for available space by floor
5. Fire Safety, and Handicap features
6. Location, and number of parking spaces available to the Government
