II.1.4) Short description of the contract or purchase(s): The
redevelopment of a grade 2* listed Royal Shakespeare Theatre (RST) and the
Swan Theatre which lie on the banks of the River Avon at the heart of the
RSC's Estate in Stratford Upon Avon. Working largely with the shell of the
existing building, the proposals include replacing the existing RST
auditorium, improving the scale and clarity of Foyer spaces and
re-planning back of accomodation. Outside the building the proposals will
provide better quality public spaces facing both the River and the Town. A
new public square and circulation tower will signal the changes and
provide a link to the town of Stratford. A construction management
procurement route has been adopted procuring the works through trade
packages to deliver the following brief. Works shall include: - LTHW
Installation comprising of boilers, pumps, flues, radiators, radiant
panels, underfloor heating. - ChW Installation comprising of chillers,
pumps, pressurisation units. - BCWS installation inc water storage tanks,
boosters etc. - DHWS comprising of calorifiers and pumps etc. - Above
ground drainage installation, soil waste and rain water. (inc outlets and
gullys). - New and existing DX Installations to areas such as Theatre tech
rooms, control rooms, IT rooms, winch room, amp rooms, dimmer rooms etc. -
Sprinkler installation to understage areas. - Gas Installations (from
incoming point). - Incoming water supply (extended from utilities meter
cut-off) Inclusive of irrigation points. - Compressed Air Installation
(For specialist works). - Condensate drainage. - Chlorination, testing and
water treatment. - Brackets and containment. - Acoustic and vibration
treatment. - Pipework insulation and cladding. - Secondary steelworks as
required. - Trace Heating. - Builder’s work in connection (100dia
non-structural). - Sump pumps. - Training and certification. - Operation
and Maintenance manuals. - Lead co-ordination role to boiler plant areas.
- Specialist design and certification responsibility for sprinkler
installation. - General responsibilities as detailed out in the BSRIA
design responsibility document. - Method Statement and Risk assessment in
accordance with CDM. - Fully detailed sequences/Co-ordination of the
spatial design. - All temporary works including independent Structural
Engineer approvals as necessary required allowing completion of the Works.
- All fixings, supports and penetrations details back to the structure
inclusive of abutments, bridging etc. - Interface details with other
trades and junctions. It is noted that the conditions of participation are
